Privacy Policy
Effective August 23, 2026
The short version: I collect what you hand me so I can answer you. I don't sell it, I don't rent it, and I don't hand it to anyone whose job isn't helping me answer you.
1. Who this covers
This policy describes how Shane van Huizen, a licensed Arizona real estate salesperson (ADRE SA710418000) affiliated with Real Broker AZ, LLC, handles information collected through this website and through the phone number, forms and email addresses published on it.
Real Broker AZ, LLC maintains its own privacy practices as the licensed brokerage. Where brokerage policy and this page conflict on a transaction matter, brokerage policy governs.
2. What I collect
What you give me
There are four forms on this site and they ask for different things:
- The “Ask a REALTOR®” form — your question, your name, your mobile number and your email address. The question is free text, so it may include a property address, a timeline, or details about your situation.
- The newsletter form — your email address and nothing else.
- The two community waitlists (the agent community and young entrepreneurs) — your name, your email address, and a short line about your brokerage and market, or about what you're building. Neither waitlist asks for a phone number.
- Anything you send me directly by call, text or email.
What gets collected automatically
- Nothing by me. This site runs no analytics, no advertising pixels and no tracking scripts of any kind.
- Standard server logs, by the host. The site is hosted by Wix, which like any web host records the requests it serves — IP address, browser type, pages and timestamps — under its own privacy practices. I don't operate those logs and I don't receive reports from them.
- Your IP address reaches Google when your browser fetches the two typefaces this site uses from Google Fonts. That is a direct request from your browser to Google, and it is unavoidable without self-hosting the fonts.
I do not ask for and do not want your Social Security number, bank credentials, or financial account numbers through this site. If a transaction requires that information, it moves through the brokerage's secure systems or your lender's — never through this website and never over plain email.
Wire fraud warning. I will never email you wiring instructions or ask you to change payment instructions by email. If you receive anything that appears to come from me asking you to wire funds, stop and call me at (928) 830‑7990 using a number you already have.
3. How I use it
- To answer your question and follow up on it.
- To provide real estate services you've asked for.
- To send the newsletter, if you asked for it.
- To meet legal, licensing and recordkeeping obligations that apply to a licensed Arizona salesperson and to my brokerage.
I do not sell your personal information. I do not rent it, trade it, or share it with data brokers, lead aggregators, or other agents.
4. Calls, texts and your consent
If you check the consent box on the “Ask a REALTOR®” form, you're agreeing that Shane van Huizen and Real Broker AZ, LLC may contact you by phone call, text message or email about your inquiry, including through automated means.
The two community waitlists have their own consent box, and it is narrower: it covers email only. Those forms don't ask for a phone number and those sign-ups don't get called or texted. The newsletter asks only for an email address and signing up means you want the newsletter; unsubscribe any time.
- Consent is not a condition of any purchase or of receiving any service. You can always just call me instead.
- Message and data rates may apply. Message frequency varies.
- Reply STOP to any text to stop receiving texts. Reply HELP for help.
- You can withdraw consent at any time by texting STOP, replying to any email with "unsubscribe," or telling me directly.
- Withdrawing consent for marketing does not stop messages that are necessary to a transaction already underway.
Mobile opt-in data and consent records are not shared with third parties for their own marketing purposes.
5. Who else sees it
Only the people and systems needed to actually help you:
- Real Broker AZ, LLC — my brokerage, which supervises my licensed activity and is required to maintain transaction records.
- Wix — the company that hosts this website and serves every page of it. Wix handles the traffic; it does not receive what you type into the forms.
- Google — form submissions are delivered into a Google Sheet in my own Google account and emailed to me there. Google processes that data as my service provider, not for its own purposes. Google also serves the site's typefaces, as noted in section 2.
- I don't currently run a customer relationship manager, an analytics provider, or an advertising platform. If that changes, this section changes with it.
- Transaction participants, when you're an active client and the transaction requires it — title and escrow, lenders, inspectors, the other side's agent, and the MLS.
- When the law requires it — a subpoena, court order, regulatory request from the Arizona Department of Real Estate, or to protect someone's safety.
6. Cookies and tracking
This site sets no cookies of its own, and runs no analytics, no advertising pixels and no tracking scripts. There is no advertising network here, no visitor profiling, and nothing following you to another site.
The one third-party request your browser makes is to Google Fonts, for the two typefaces the site is set in. Google receives your IP address as part of that request. Your browser may also store a small amount of data locally to remember how far you've scrolled or what you typed into a form before you sent it; that stays on your device and never reaches me.
Because there is no sale or sharing of personal information here and no cross-context behavioral advertising, an opt-out preference signal such as Global Privacy Control has nothing on this site to act on. If that ever changes, this section changes first.
7. How long I keep it
Form submissions land in a spreadsheet in my own Google account and are kept as long as needed to answer you and to maintain a working relationship. You can ask me to delete yours; see section 8.
Where you become a client, transaction records are held by Real Broker AZ, LLC and are subject to the retention period Arizona real estate recordkeeping rules impose on the brokerage — that obligation sits with the brokerage, not with this website. Newsletter subscriptions are kept until you unsubscribe.
8. Your choices and rights
Regardless of where you live, you can ask me to:
- Tell you what information I hold about you.
- Correct anything that's wrong.
- Delete it, unless a licensing or recordkeeping obligation requires me to keep it.
- Stop contacting you.
Email shane@svhrealtor.com or call (928) 830‑7990. I'll verify who you are before acting on a request about someone's personal information, and I'll respond within the time the applicable law allows.
Residents of California, Colorado, Connecticut, Virginia and other states with comprehensive privacy laws may have additional rights, including the right to appeal a refused request and the right not to be discriminated against for exercising them. Use the same contact details above and say which state you're writing from.
9. Security
This site is served over HTTPS, and I use reputable providers who maintain their own safeguards. No method of transmission or storage is perfectly secure, so I won't claim otherwise. Don't send sensitive financial information through a web form or plain email — to me or to anyone.
10. Young people
The real estate side of this site is meant for adults, and I don't knowingly collect information from anyone under 13 anywhere on it.
One page is different and I'd rather be plain about it. The Young Entrepreneurs community is aimed at people roughly 16 to 25, so its waitlist can be filled in by someone who is 16 or 17. That form collects a first name, an email address and a line about what they're building — nothing more, no phone number, and nothing about real estate. If you're under 18, please ask a parent or guardian before you sign up. A parent or guardian can contact me at any time to see what I hold for their child or to have it deleted, and I'll do it without asking why.
If you believe a child under 13 has given me information, contact me and I'll delete it.
11. Changes to this policy
If this policy changes, the effective date at the top changes with it. Material changes will be noted on this page.
